5 Best Property Lawyers in Jacksonville for Real Estate Help

We extensively test and research all services we review. Here's why you can trust us.

Local Market Expertise: I favored lawyers who know Florida property laws and Jacksonville zoning rules inside out. Local know-how can make tricky deals far less painful. Range of Legal Services: I looked for firms that handle everything from home closings to commercial leases. It’s handy when one legal team can cover more than one headache. Transparent Fees: I preferred lawyers who explain costs upfront and offer flat fees where possible. Nobody likes a surprise bill after closing. Direct Client Access: I chose firms that prioritize quick replies and hands-on legal support. When a deal’s moving fast, you shouldn’t have to chase your lawyer.

I’ve been asking a few real estate lawyer friends how to avoid the kind of land dispute that turns into a years-long headache. Their advice was simple: get solid legal guidance before anything gets messy.

Buying a home, sorting out boundaries, or handling property paperwork can get complicated fast. That’s why finding the best property lawyers in Jacksonville can make a big difference.

So I looked at local firms that handle real estate matters and can help protect your interests from the start. A little legal foresight now can save you plenty of stress later.

How much does it cost to hire a property lawyer in Jacksonville?

Property lawyers in Jacksonville may charge a flat fee or an hourly rate. Standard closing representation usually costs $750 to $1,500 as a flat fee.

A contract review or drafting may cost $300 to $700. Preparing a quitclaim or Lady Bird deed can run from $350 to $600.

Property disputes and litigation are typically more expensive. Expect around $200 to $500+ per hour for ongoing legal work.

For property damage claims, some lawyers work on contingency. Their fee may be around 25% to 37% of the amount recovered.

Costs depend on the complexity of the matter and the lawyer’s experience. Ask for a written fee breakdown before hiring anyone.

1. Ansbacher Law

ansbacher-law

Website
Address: 10151 Deerwood Park Blvd., Building 100, Suite 400
Contact: 904-513-2562
Hours: By appointment

Ansbacher Law is a strong pick if you want serious real estate credentials behind your deal. Founding partner Barry Ansbacher holds board certifications in real estate, construction, and condominium and planned development law.

The firm handles closings, contract reviews, title insurance, and other property matters under one roof. That’s handy when you’d rather not bounce between a lawyer and a separate title company.

I especially like that their real estate practice goes beyond routine closings. They can step in when a transaction starts getting more complicated than signing a stack of papers and grabbing the keys.

The main drawback is that Ansbacher Law isn’t a property-only boutique. They handle several practice areas, and the advertised 24-hour hotline is specifically for accident and injury matters, not general real estate help.

Pros

  • Triple board-certified founding partner
  • Handles closings, contracts, and title insurance
  • Can assist with more complex real estate matters
  • Convenient one-stop setup for legal and title work

Cons

  • Not a property-only law firm
  • 24-hour hotline is for accident and injury matters, not general real estate help

Professional Resolution of Property Sale

Met with Mr. Stern and Mr. Correa and my daughter via Zoom conferencing to resolve and retrieve monies from a canceled house property sale.  Mr. Stern provided a way forward and solution to this issue with very little effort on my part.  He was very professional and clear with his plan to bring about a reasonable solution.  Highly recommend the services of Ansbacher  Law and Mr. Stern and Mr. Correa.

Great Legal Advice and Support

I met with Mr. Arline in regard to some property-related challenges. What I appreciated the most was his clear desire to help me achieve my objectives without feeling like he was trying to maximize billable hours. Just great advice and actionable steps that I could actively pursue. Some of the options presented would require legal assistance; many I can address myself. If I have further property-related legal needs, I will absolutely use Ansbacher Law!

2. Edwards & Edwards, P.A.

edwards-edwards-p-a

Website
Address: 6620 Southpoint Dr South, Suite 200
Contact: 904-454-4881
Hours: Monday-Friday, 9 AM – 5 PM

Edwards & Edwards feels like a solid option if you want legal help without the stiff, intimidating vibe. The women-owned, family-run firm brings more than 65 years of combined experience to the table.

Their real estate work covers closings, property disputes, and landlord-tenant matters. Spanish-speaking assistance is another practical plus when legal paperwork starts sounding like its own language.

I like that they can handle both straightforward transactions and messier property issues under one roof. That makes them especially useful if your situation goes beyond simply signing closing documents.

The main catch is that real estate is only one part of a much broader practice. They’re closed on weekends too, which may be inconvenient if weekdays are already packed.

Pros

  • Women-owned, family-run firm
  • 65+ years of combined experience
  • Handles closings, property disputes, and landlord-tenant matters
  • Spanish-speaking assistance available
  • Can manage both routine and more complex property issues

Cons

  • Not exclusively focused on real estate law
  • Closed on weekends

Exceptional Due Diligence and Service

Edwards and Edwards did a wonderful job helping expedite my mother’s deed on her condo. If it wasn’t for the due diligence of Chanda Danis, my mother could’ve possibly lost her condo.   I would highly recommend this firm because of their attention to detail.

Professional and Personable Closing Experience

Chanda Danis was wonderful! My understanding was that she was in the office til late Friday night to ensure that I could close from out of state the following Monday. It was flawless!!! This is my 10th or 11th house and absolutely the best closing ever!!!  Chanda was very professional and kind. And extremely personable. Highly recommend it!!!

3. Jimenez Law Firm, P.A.

Website
Address: 1443 San Marco Blvd. Suite 201
Contact: (904) 559-5600 | (904) 212-2900 | [email protected]
Hours: Monday-Thursday, 8:30 AM – 5 PM | Friday, 8:30 AM – 4 PM | Calls received 24/7

Jimenez Law Firm stands out because founder Tomas A. Jimenez, Jr. knows real estate from more than just the legal side. He spent over a decade working as a developer and broker before becoming an attorney.

That background is especially useful for buyers and sellers dealing with contracts, deeds, and closings. The firm handles both residential and commercial real estate matters, which gives it a fairly broad property-law reach.

I like that calls are received 24/7, even though the physical office keeps regular weekday hours. It’s a practical touch when a property question pops up after the workday ends.

The main drawback is that this isn’t a real estate-only boutique, since the firm handles other areas such as personal injury and traffic matters.

Friday office hours end earlier too, which may be less convenient for some clients.

Pros

  • Founder has 10+ years of real estate developer and broker experience
  • Handles residential and commercial property matters
  • Covers contracts, deeds, and closings
  • Calls are received 24/7

Cons

  • Not exclusively focused on real estate law
  • Physical office closes earlier on Fridays

Knowledgeable Professional and Helpful Service

We truly enjoyed the process of selling our real estate property thanks to these folks.

The office manager, Georgina, was the very example of a knowledgeable professional.  She was helpful and alert to identify opportunities to reduce our costs.  On several occasions, she patiently explained some procedures and legal terms I was not completely familiar with.

Tomas Jimenez was genuine, friendly, and took the time to make sure we understood all aspects of the closing process.  He was considerate of our time and our end-user experience.

Skilled and Diligent Real Estate Attorney

I am a Broker with over 20 years of experience, and I can say that Tomas is one of the most skilled real estate attorneys I have met.  He has handled both my clients’ and my own personal transactions with skill and diligence.  I would highly recommend him.

4. McKillop Law Firm

mckillop-law-firm

Website
Address: 7563 Philips Highway, Bldg. 500
Contact: 904.503.3893 | Fax: 904-503-9846
Hours: Monday-Friday, 8:30 AM – 5 PM

McKillop Law Firm is a strong fit if you’re buying, selling, or investing and don’t want your closing crawling along. The firm handles more than 1,000 investor properties a year, so this is clearly familiar territory.

They work on contracts, title matters, deeds, closings, and For Sale By Owner transactions. I like that an attorney stays involved in the paperwork instead of leaving the process entirely to support staff.

Investors can get help with LLC formation and other asset-planning questions too. That makes the firm useful when the legal work doesn’t stop at signing the purchase contract.

The main drawback is that McKillop isn’t exclusively focused on transactional real estate.

Its broader practice includes estate planning, probate, and civil litigation. This may matter if you specifically want a property-only boutique.

Pros

  • Handles 1,000+ investor properties annually
  • Strong experience with investor closings
  • Assists with FSBO transactions
  • Attorney involvement in closing paperwork
  • Offers LLC formation and asset-planning support

Cons

  • Not exclusively focused on transactional real estate

Stress-Free and Professional Closing Experience

I had an outstanding experience today during the closing process for the property my son purchased. Since he is currently deployed in Japan, I attended as his legal representative, and the entire team made what could have been a complicated process feel easy and stress-free.

I especially want to recognize Melinda, who was absolutely exceptional. She took the time to explain every single document, every agreement, and every detail of the title and closing paperwork with incredible patience and professionalism. She never rushed me and made sure I fully understood everything before signing.

Excellent Communication and Professional Processes

The team at McKillop Law Firm continues to be outstanding. This was my fifth closing with them, most recently on a property investment in Jacksonville, Florida. Their processes, communication, and flexibility are consistently excellent, which is critical when closing investment properties. They run a smooth, professional closing and truly understand investor needs. I wouldn’t hesitate to use them again on future deals.

5. Daniel M. Copeland, Attorney at Law, P.A.

daniel-m-copeland-attorney-at-law-p-a

Website
Address: 9310 Old Kings Road South, Suite 1501
Contact: 904-482-0616 | Fax: 904-482-0618
Hours: Monday-Friday, 8 AM – 6 PM

Daniel M. Copeland is a standout if your property problem involves construction rather than a routine closing.

Before practicing law, he spent about a decade as a licensed contractor and helped build more than 1,400 homes.

That hands-on background gives the firm a practical edge in construction defects, boundary disputes, and other real estate litigation. They handle commercial landlord matters too, including leases and evictions.

I like that their experience goes beyond paperwork and into how properties are actually built and developed. That can be especially useful when a dispute gets technical fast.

The main catch is that they don’t handle real estate closings, so homebuyers needing standard transaction support should look elsewhere.

Two office dogs serve as greeters too, which is worth knowing if you have allergies or aren’t comfortable around dogs.

Pros

  • Founder has hands-on contractor and development experience
  • Built more than 1,400 homes before practicing law
  • Strong focus on construction defects and real estate litigation
  • Handles boundary disputes and commercial landlord matters
  • Practical knowledge of how properties are built and developed

Cons

  • Doesn’t handle routine real estate closings
  • Office dogs may be an issue for clients with allergies or dog discomfort
